Site Manager – Electromechanical (Technical Building Services)

The Site Manager – Electromechanical (Technical Building Services) is a core member of the site management team, responsible for the successful execution of electromechanical works on construction projects across multiple European locations.
The role is firmly focused on Technical Building Services, including HVAC, lighting and small power, CCTV, access control, fire alarms, and associated building systems. The Site Manager ensures that all site activities are delivered safely, on programme, within budget, and to the required quality standards.
For projects based in Germany, German citizenship and native-level German language skills are required, along with strong technical knowledge of building services installations in complex construction environments.
Key Responsibilities

Overall responsibility for electromechanical site activities, including HSE, quality, schedule, cost, and personnel management.

Project controlling and reporting, including progress tracking, work supervision, final measurements, invoicing support, contract status monitoring, and risk and opportunity management.

Preparation and coordination of final documentation and handover packs.

Functional management and coordination of site engineers, supervisors, and subcontractors.

Staff planning and deployment in collaboration with wider site management teams.

Interface management with design teams, main contractors, consultants, and third-party stakeholders.

Identification of technical or programme-related deficiencies, development of corrective actions, and implementation on site.

Escalation of unresolved technical, commercial, or programme issues to back-office and senior project teams.

Training, mentoring, and development of site-based electromechanical personnel.

Fulfilment of duties as the legally designated Site Manager where required by local regulations.
Electromechanical Contractor Management

Manage electromechanical contractors delivering HVAC, electrical distribution, lighting, small power, ELV, and building services systems.

Ensure compliance with HSE standards, quality requirements, programme milestones, and budget constraints.

Lead site kick-off meetings, regular progress reviews, and coordination meetings.

Monitor and document change events, variations, and claim-relevant matters.

Support contract close-out activities, including final accounts and defect resolution.

Coordinate inspections, testing, commissioning, and handover to commissioning or facilities management teams.
Requirements

Degree in Electrical Engineering, Building Services Engineering, or a related technical discipline.

Proven experience as a Site Manager or Senior Site Manager delivering Technical Building Services / Electromechanical works on complex construction projects.

Strong technical knowledge of HVAC, electrical systems, lighting, small power, and ELV systems.

Experience managing multiple contractors and coordinating with civil, architectural, and mechanical disciplines.

Strong organisational, leadership, and communication skills across multicultural project teams.

Familiarity with project controls, reporting, and risk/opportunity management.

Ability to work independently, make site-based decisions, and escalate issues appropriately.
