CSA Estimator – Data Centers

Position Summary

The CSA (Civil, Structural & Architectural) Estimator is responsible for preparing accurate, competitive, and timely cost estimates for the civil, structural, and architectural scopes of mission-critical data center projects. Working closely with Preconstruction Managers, Operations, Design Teams, and Trade Partners, the CSA Estimator develops conceptual through GMP estimates that support successful project pursuits and execution.

This role requires strong technical estimating skills, a deep understanding of commercial construction methods, and experience evaluating complex design documents to develop reliable budgets for hyperscale and enterprise data center facilities.

Key Responsibilities

Estimating & Cost Development

• Prepare detailed quantity takeoffs and cost estimates for civil, structural, and architectural scopes throughout all phases of design.
• Develop conceptual, schematic, design development, and construction document estimates.
• Analyze drawings, specifications, and design narratives to identify complete project scope.
• Build and maintain accurate pricing databases, assemblies, and historical cost information.
• Perform estimate reconciliation and variance analysis between design milestones.

Civil Estimating

• Estimate site development including:
  • Earthwork
  • Excavation and grading
  • Underground utilities
  • Stormwater systems
  • Paving
  • Concrete paving
  • Site concrete
  • Landscaping
  • Site improvements
• Evaluate site logistics and identify cost impacts related to existing conditions.

Structural Estimating

• Prepare estimates for:
  • Foundations

  • Reinforcing steel

  • Metal decking
  • Precast systems
  • Miscellaneous metals
• Review structural systems for constructability, sequencing, and cost optimization opportunities.

Architectural Estimating

• Estimate architectural building components including:
  • Building envelope
  • Roofing systems
  • Exterior wall assemblies
  • Curtain wall
  • Doors, frames, and hardware
  • Interior framing and drywall
  • Ceilings
  • Flooring
  • Painting
  • Specialties
  • Equipment
  • Architectural finishes
• Understand performance requirements specific to mission-critical facilities.

Bid Management & Procurement Support

• Solicit and evaluate subcontractor and supplier pricing.
• Review bids for completeness, scope alignment, and commercial compliance.
• Perform bid leveling and scope comparison analyses.
• Assist with subcontractor prequalification and procurement planning.
• Develop pricing recommendations for subcontract awards.

Cost Analysis & Value Engineering

• Identify opportunities for value engineering and alternative construction methods.
• Evaluate design options for cost, schedule, constructability, and lifecycle considerations.
• Analyze market trends, labor availability, escalation, and material pricing impacts.
• Support development of risk assessments and estimating contingencies.

Collaboration

• Partner with Preconstruction Managers to develop comprehensive project budgets.
• Coordinate with Operations teams to validate construction means, methods, and productivity assumptions.
• Participate in design review meetings with architects, engineers, owners, and consultants.
• Support project handoff by providing estimate assumptions, clarifications, and budget documentation.

Data Center Expertise

• Understand construction requirements unique to mission-critical facilities.
• Estimate building systems that support high-performance data center operations.
• Recognize coordination requirements between CSA and MEP systems.
• Support accelerated schedules, phased construction, and fast-track delivery methods common to hyperscale projects.

Qualifications

Education

• Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
• Equivalent estimating experience may be considered.

Experience

• 5+ years of estimating experience in commercial construction.
• Experience estimating civil, structural, and architectural scopes for large commercial or industrial projects.
• Mission-critical or data center experience strongly preferred.
• Experience with Design-Build, CMAR, and GMP delivery methods preferred.

Technical Skills

• Strong quantity takeoff capabilities.
• Proficiency with estimating software such as Sage Estimating, WinEst, DESTINI Estimator, or similar platforms.
• Experience with Bluebeam Revu, On-Screen Takeoff (OST), Autodesk Build, or comparable digital takeoff tools.
• Ability to interpret civil, structural, architectural, and coordinated design documents.
• Advanced Microsoft Excel skills.

Working Conditions

• Office-based with periodic travel to project sites, client meetings, and trade partner visits.
• Ability to manage multiple concurrent pursuits under demanding deadlines.
• Occasional travel may be required depending on project location.
